Here are some of the questions we are frequently asked along with the answers. If you cannot find what you are looking for please ring or send us an email via the contact page and we will get back to you as we can.
Q: DO YOU CARRY INSURANCE?
A: We carry full Public Liability, and Contractors All Risk Insurance which can be viewed on request.
Q: HOW MUCH DOES IT COST?
A: Each project is individually priced according to our site survey and plans.
Q: WHAT DO I NEED TO GET STARTED?
A: We can deal with most of the paperwork required. This includes Planning Permission, Building Notice, introductions to Architects, Building Design Services, and Structural Engineers.
Q: DO I NEED PLANNING PERMISSION?
A: You would normally need planning permission, for extensions, garages and proposed windows.
You will also need building regulations for conversions. There are exceptions for permitted development. If in doubt, speak to your local planning office.
Q: HOW LONG WILL IT TAKE TO GET PLANNING PERMISSION?
A: The whole process usually takes 2-3 months. Design process is typically 2 weeks, planning 6-8 weeks,
following that, building regulations approval will take a further 2 weeks to complete.
Q: WHAT IS PERMITTED DEVELOPMENT?
A: Certain types of home improvement can be carried out without applying for planning permission. We recommend that you submit drawings to the Planning Authority for written confirmation, and in most cases a building regulations application will also be required.
Q: I LIVE IN A SEMI DETATCHED HOUSE DO I REQUIRE A PARTY WALL AGREEMENT?
A: The letter of the law states that if you have adjoining neighbours you require a Party Wall agreement, but if you inform your neighbours that you intend to carry out these works via a friendly conversation receiving their permission, is normally good enough. That said you should approach this subject well in advance of the works starting, just in case you need to invoke an agreement which can take 28 days.
Q: WHAT IS THE PARTY WALL ACT?
A: If you are planning to carry out work within 3M of a neighbours property you need to inform them of your intentions and obtain agreement from them. Unfortunately due to a conflict of interest we cannot deal directly as your Party Wall Surveyor, however can recommend a 3rd party, who can do it on your behalf.
Q: DO I NEED PLANNING PERMISSION FOR MY LOFT CONVERSION?
A: Most loft conversions now dont need Planning Permission. They are considered to be permitted development subject to certain criteria. Volume, Height and previous permitted development to your property need to be considered.
Q: DO ANY BUILDING REGULATIONS APPLY TO MY LOFT CONVERSION?
A: Yes Building Regulations are different to planning permission, as they set the standard for the design and construction aspects for a building project. We will ensure all plans are submitted on your behalf, and you will be issued with a certificate of completion of work.
Q: WHAT DOES THE QUOTE INCLUDE?
A: We are happy to give a Full Priced Breakdown, subject to having all the information of what you require, plumbing and heating, electrics, along with all planning, structural and building regulation documentation. This price will be all you require, to move in and enjoy. We can include Decorations, Kitchens, Bathrooms, Floor Finishes and many more. Everything to get the final sign off from Building Control.
Q: DO YOU USE SUBCONTRACTORS?
A: Yes we do. When specialist subcontractors are required, we will only use professionals known to us.
